Downtown Dayton waterfront · Est. 1910

Historic apartments, right on the river.

Twenty-six one-of-a-kind studios and one-bedrooms on the Great Miami River, with downtown Dayton right across the water.

Right on the Great Miami River

Where the river meets the skyline.

Front porches and verandas look out over the river, the rapids, RiverScape and downtown Dayton. Few places in the city come with a view like this.

Golden hour, every evening

Watch the day turn to night on the river.

The building faces south over the Great Miami River, so evenings here come with a show: the sky goes orange and purple, the porch lights come on, and the skyline lights up across the water.

The apartments

Twenty-six apartments. No two alike.

Studios and one-bedrooms with original hardwood floors, and many with river views, glass verandas or sunrooms.

Our story

Since 1910. Survived the flood. Still on the river.

Built in 1910 during Dayton’s industrial heyday, East River Place rode out the Great Flood of 1913 and has watched the city change from the same spot on the riverbank ever since. It sits in the McPherson Town Historic District, quiet and tucked away, with downtown just across the water.

Who lives here

For people who'd rather have character than a clubhouse.

Creatives & free spirits

Artists, writers and musicians have called this building home for generations. Bring the plants and the paintings.

Downsizers

Trade the yard work for a sunroom over the river, with neighbors who say hello and owners right down the hall.

Working professionals

About 20 minutes to Wright-Patterson AFB, a 5-minute drive to the University of Dayton and the hospitals, and a short walk to downtown offices. Come home to the water.

From your front door

Downtown is a walk across the bridge.

RiverScape is a 3-minute walk. The Schuster Center is 7, 2nd Street Market and the ballpark are 10, and the Oregon District is about 15. Plus 340 miles of riverside trail starting at the door.

The book

Porch Wine at the River

by Lisa Kaye

Stories inspired by the people who have passed through this building since 1910, from struggling souls of the past to the hopeful, creative newcomers who helped bring it back to life. Written by one of the owners, from the veranda where it all happened.
